Design Agreement
If we agree to take the next step during our first meeting, we’ll sign a Design Agreement before moving forward with the work described below.
Schematic Design (SD) Phase
The goal of this phase is to explore design solutions that meet the needs of the project and ultimately decide on one to pursue going forward. The first steps for me are a site visit, a meeting with you and a review of all the project information (surveys, soil reports, zoning requirements, etc.). After that comes an iterative design process during which the design will evolve through discussions and your feedback.
The SD deliverables include floor plans, exterior renderings, section views and other drawings necessary to convey the design. These drawings will be accompanied by a high–level description of finishes, building assemblies and mechanical systems
Team up with a Builder
If you have not yet selected a builder for your project, we can connect with and interview builders together. The intention of choosing a builder this early in the process is to gain a high-level understanding of the construction costs for the project. If any course corrections are necessary to align the design with the budget, they can be completed before investing in time, money and energy in the Design Development phase. These early conversations with the builder can also help to maximize construction efficiency and minimize construction costs later down the road.
Design Development (DD) Phase
The goal of this phase is two-fold. The first is to further develop the design, drawings and specifications that were started during the SD phase. Design Development deliverables include a fleshing out of the structural design, lighting & electrical plans, mechanical systems, building assemblies, finishes, fixtures and more.
The second goal of this phase is provide your builder with drawings and specifications that are developed with enough detail for them to completely and accurately bid the project. We will review budgets while building a collaborative relationship with the builder, ultimately leading to the best possible project outcome.
Construction Documents (CD) Phase
The goal of this phase is to prepare the final permit & construction deliverables. These drawings and specifications will include out any additional construction details and finalize any remaining selections and will be reviewed with the builder prior to finalizing for construction. We’ll also work together as a team to apply for and secure a building permit.
Construction Administration (CA) Phase
During the construction phase, I typically remain involved, performing a variety of tasks such as regular site visits, answering questions from the builder, approving applications for payment if needed, reviewing submittals (such as trusses and windows), participating in the punchlist walkthrough, and generally being available during construction.
